איחוד הלוואות מתאים כשיש מספר הלוואות עם ריביות שונות ותקופות שונות. במצב כזה קשה לעקוב אחרי ההתחייבויות השונות, כמו כן ייתכן וריבוי ההתחייבויות יכבידו על התקציב של משק הבית.
איחוד ההלוואות מאפשר להפחית את העומס הכלכלי, לשפר את הריביות תחת תנאי המשכנתא ולפשט את ניהול ההחזרים וההתחייבויות המשפחתיות.
החזר נמוך יכל להיראות אטרקטיבי מאוד במעמד לקיחת המשכנתא, אולם לעיתים קרובות כרוך בתמהיל שעשוי להשתנות ורגיש לתנאי השוק ולכן גובה ההחזר החודשי עשוי לזנק משמעותית עם השינויים בתנאי השוק. כמו כן, החזר נמוך מדי עשוי להאריך את תקופת החזר ההלוואה ולהגדיל את העלות הכוללת לאורך השנים. סיכון נוסף קיים כאשר נעשית הצמדה למדד שאז גם גובה הקרן עשוי לגדול יחד עם הזינוק השיעור הריבית, כמו שקרה בשנים האחרונות.
התפקיד שלי הוא לשמור עליכם ולסייע לייצר תמהיל משכנתא נכון שבו הסיכון מגודר וברור וההלוואה ברת קיימא לאורך כל תקופתה.
משכנתא חוץ בנקאית מתאימה במצבים בהם הבנק מסרב לאשר משכנתא או במקרים דחופים הדורשים פתרון מהיר.
במקרים כאלו אני ראשית בודקת שוב את האפשרויות מול הבנקים השונים, גם להלוואה רגילה ורק לאחר מכן מציעה את שלל האפשרויות הקיימות למימון חוץ בנקאי אשר לרוב כרוך בעלויות מימון גבוהות יותר ממשכנתא בבנק.
מחזור משכנתא יכול להיות משתלם במצבים של שינויים בתנאי השוק שגורמים למתווה הקיים של המשכנתא לא להיות אטרקטיבי.
ככלל אני ממליצה לבדוק אפשרות של מחזור כל מספר שנים ובמיוחד במצבים בהם שיש שינויים במצב הכלכלי של התא המשפחתי, שינויים במצב השוק ולקראת נקודת יציאה במשכנתא הקיימת.
